Skills Developed

Demolition Wall Floating Window Sill Repair Electrical Plumbing
Framing, electrical, plumbing awareness. Drywall types, plaster layers, baseboards. Tools: Big Bad Bar, pry bars, hammers, sawzall, oscillating tool, impact hammer with tile remover blade, Hercules surface prep tool.
Joint compound application, floating tools, putty knives, mud container, Level Five 2ft floater for finish work.
Mortar application, cement primer, coating walls, patching earthquake cracks with mesh.
Running wire, installing cans, outlets, GFCIs, switches. In progress with Steve.
Removed all galvanized waterlines, replaced with PEX piping for hot and cold water.

The Story

Closed on November 12, 2025. Keys in hand on the 13th. Work started the 14th with a sewer line replacement using a borrowed backhoe.

The house had galvanized plumbing, cracked brick walls from earthquakes, decades of questionable renovations, and a backyard that was basically a jungle. We're doing most of the work ourselves.

Target move-in: March 8, 2026.
